Is My Loft Suitable for a Conversion? A Homeowner's Checklist

Before committing to a loft conversion, it's worth doing a quick self-assessment of your loft. While the only definitive answer comes from a structural survey, this checklist will give you a good indication of whether your loft is likely to be suitable.

Headroom: The Most Important Factor

To create a usable habitable room, you need at least 2.2 metres of clear headroom measured from the floor joists to the underside of the ridge. Anything below 2m makes a Velux conversion very difficult. Measure from the floor of your loft to the apex of the roof — if it's under 2m, you may still be suitable for a dormer conversion.

Roof Pitch

A steeper roof pitch means more usable headroom and floor space. Roofs with a pitch of 30 degrees or more are generally well-suited to conversion. Shallower pitches may require a dormer to create usable space.

Roof Structure: Trussed or Cut?

Older homes (pre-1960s) typically have 'cut' roofs with traditional rafters — these are much easier and cheaper to convert. Homes built from the 1960s–1990s often have 'trussed' roofs (W-shaped timber trusses) which require more structural work to convert but are still entirely feasible.

Staircase Position

You'll need to find space for a new staircase leading to the loft. This is usually the biggest challenge in terms of floor-plan disruption. Ideally, the staircase can land in a landing or hallway on the floor below. Our surveyors are expert at finding the best staircase solution for each home.

Party Wall Considerations

If you're in a semi-detached or terraced property, the Party Wall Act will apply to any structural work that involves the shared wall. This is manageable but requires a Party Wall Notice to be served on your neighbours.
